Both sides spend the same money every month. The buyer pays the down payment and stamp duty on day one, then EMI and maintenance. The renter invests that day-one amount instead and pays rent, which rises once a year. Each month, whoever pays less invests the difference at the investment return you set.
At the end, the buyer's net worth is the home's value minus selling costs, minus any loan still owed, plus their investments; the renter's is their investments. EMI uses the standard reducing-balance formula. Income-tax effects (home-loan deductions, capital-gains tax) are not included, and future prices and returns are assumptions — change them to see how sensitive the answer is.

Units (kWh) per day = Watts × Quantity × Hours ÷ 1000. Monthly units = units per day × 30. Cost = units × rate per unit, plus any fixed charge. Yearly = 12 × monthly.
Fridges and ACs switch on and off, so their label wattage overstates real use. If the star label shows yearly units, divide by 365 and use that as "units per day" (e.g. enter watts = units ÷ 24 × 1000 with 24 hours). Real bills use slab rates that differ by state; using your bill's average rate (total ÷ units) gives the closest match.

Each total is the sum of its fields, and each percentage is that total ÷ total monthly income. Left to allocate = income − needs − wants − savings; a negative number means the plan spends more than you earn.
The 50/30/20 guide (about half on needs, up to 30% on wants, at least 20% saved) is a starting point, not a rule — in big cities rent alone can pass 30%. Use it to notice where your plan leans, then adjust to your situation.

How it works & formula
Returns compound monthly at the yearly rate ÷ 12, with savings added at the end of each month — the way bank RD and SIP calculators work. Goal at that time = Goal × (1 + inflation)^years. Your current savings grow to Current × (1 + i)^n, and the monthly amount covers the rest: Monthly = (Goal − grown savings) × i ÷ ((1 + i)^n − 1).
Returns are an assumption, not a promise — equity returns in particular vary year to year. For a goal less than 3 years away, a lower, safer rate is the prudent choice.

How it works
Distance covered = one-way distance × 2 for a round trip. Fuel needed = distance ÷ mileage (litres, kg of CNG, or kWh for an EV). Fuel cost = fuel needed × price. Add tolls and parking for the total, then divide by the people sharing.
Use real-world mileage, not the brochure figure — AC, luggage, traffic and hills all lower it. For an EV, use km per kWh and your charging price per unit.

How it works
Each expense is turned into a yearly amount: every day × 365, weekdays × 260.7 (365 × 5 ÷ 7), weekly × 52.14 (365 ÷ 7), monthly × 12. Per month = yearly ÷ 12 and per day = yearly ÷ 365, so the averages already include weekends and short months.

Every price is converted to a yearly cost using how many times it renews in a year: weekly 52.14, every 28 days 13.04, monthly 12, every 84 days 4.35, quarterly 4, half-yearly 2, yearly 1. Monthly = yearly ÷ 12. Prepaid mobile plans that last 28 or 84 days renew more often than you might think — 13 times a year, not 12.
Frequently asked questions
Is it better to rent or buy a house in India?
It depends on the price-to-rent ratio, your loan rate, how long you will stay, and what your money could earn if it were not in the house. The Rent vs Buy calculator compares both paths with the same monthly spending so you can see which leaves you with more, and from which year buying catches up.
How do I calculate my electricity bill from appliances?
Units (kWh) = watts × hours used ÷ 1000. Add up the units for all appliances over the month and multiply by your rate per unit, then add any fixed charge. Actual bills use state-wise slab rates, so your bill's average rate gives the closest estimate.
What is the 50/30/20 budgeting rule?
It suggests spending about 50% of take-home income on needs, up to 30% on wants and saving at least 20%. It is a simple starting guide; in high-rent cities needs often take more, so adjust it to your situation.
How much should I save every month to reach a goal?
Enter the goal amount, what you have already saved, the time you have and an expected return. The Savings Goal calculator works out the monthly amount, and can also grow the goal for inflation so you save for its future price.
How is the fuel cost of a trip calculated?
Fuel needed = distance ÷ your vehicle's mileage, and fuel cost = fuel needed × price per litre (or per kg of CNG, or per kWh for an EV). Double the distance for a round trip and add tolls and parking for the full cost.
Why do 28-day mobile plans cost more per year?
